Put Your Real Build Numbers In
The defaults are an illustrative planning model, not a Pine & Path quote.
An owned hospitality platform can consolidate these workflows, but bookkeeping, tax compliance, email delivery, monitoring hardware, and payment services may still remain external by choice or regulation. The audit determines what should be replaced, connected, or kept.
the control problem
You Own the Cabins. Everyone Else Can Still Own the Switches.
Platforms and software vendors do not own your land or hospitality. But when they supply the demand, host the reputation, mediate the guest relationship, and run every operating workflow, they control the digital access points your business needs every day.

one switch, many consequences
A Platform Problem Can Become a Whole-Business Problem
The danger is not that every provider fails. It is that one account decision can reach visibility, bookings, reputation, cash flow, guest care, and daily operations at the same time.
New demand can be switched off before you replace it.
Airbnb states that a suspended listing leaves search and cannot receive new bookings. If a host account is removed, its listings are removed and later reservations can be cancelled.
A damaging review can become more than feedback.
Airbnb can act on repeated low ratings. Booking.com terms list repeated poor ratings or reviews among suspension or termination triggers, and state that review scores can affect ranking and conversion.
The guest may remember the platform instead of your property.
Airbnb restricts moving platform bookings and reviews off-platform. Without a lawful direct opt-in path and your own CRM, the guest relationship stays fragmented and repeat demand does not reliably compound for your brand.
One account problem can interrupt the whole stay.
When calendars, prices, messages, tasks, forms, and reports only exist inside connected subscriptions, an API failure, billing problem, lockout, or vendor closure can spread through the operation.
Platform rules vary by market and can change. Policy links were checked July 17, 2026. The system-dependency scenario is an operational inference, not a claim about a named vendor incident.
the property-owned base
Use Platforms for Reach. Never Use Them as Your Foundation.
The goal is not to abandon Airbnb, Booking.com, or every useful PMS. It is to make them replaceable connections to a business that still works without them.

Consented guest CRM

the fear behind platform dependency
Why Owners Stay on Platforms, and How We Build the Way Out
The hesitation is understandable. Platforms bring demand, familiar software feels safer, and changing a live operation carries real risk. Our approach is a planned transition, not a blind leap.
"The platforms already have the audience."
Turning off a major listing can feel like turning off the only dependable source of new bookings.
We build your own client-acquisition engine.
Our team plans technical and local SEO, AI-search visibility, useful destination content, campaign landing pages, and first-party guest capture as one connected system. Your website, booking engine, analytics, CRM, and follow-up automations turn attention into guests you can reach again.
- SEO + AI search plan
- Direct-booking funnels
- Owned guest CRM and campaigns
Direct demand grows beside OTA demand. As your own audience compounds, platform dependency and public-review leverage shrink.
"It will be too hard for the team to manage."
Owners imagine another complicated dashboard, more training, and more ways for daily work to go wrong.
We make the system fit the people using it.
We replace scattered tools with clear, role-based screens, plain-language actions, guided workflows, and sensible automation. Owners, managers, reception staff, and cleaners see the information and controls relevant to their work.
- Role-based workspaces
- Guided daily workflows
- Staff onboarding and training
Routine jobs become intuitive, repeatable, and easier to hand to a new employee without teaching the entire technology stack.
"What happens if our developer is unavailable?"
A property-owned system should never replace platform lock-in with dependency on one programmer or agency.
Your code, documentation, and operating knowledge travel with you.
We provide source-code access and a complete handover pack: system map, setup instructions, integration notes, data structure, deployment and recovery steps, administrator guides, and everyday staff manuals written in clear language.
- Source code and access register
- Technical runbook
- Owner and staff manuals
Keep working with us, use an in-house IT person, or appoint another qualified developer. The system remains understandable and maintainable.
"We cannot risk losing bookings during the switch."
Replacing every channel at once would be reckless, especially during a busy season.
We build independence in controlled stages.
Existing OTA and PMS channels can stay active while we build and test your owned route. We verify calendars, availability, pricing, payments, notifications, analytics, and staff workflows before directing a larger share of demand to the new system.
- Phased rollout plan
- Calendar and inventory checks
- Launch and fallback checklist
There is no cold-turkey exit. You keep useful distribution while gaining the power to reduce it on your own timeline.
"Guests will trust a platform more than our website."
A weak direct site can make checkout feel uncertain and send ready-to-book guests back to an OTA.
We make direct booking clear, credible, and worth choosing.
The direct journey combines accurate availability, a calm checkout, clear policies, secure payment-provider integrations, strong property proof, responsive support, and owner-controlled offers. For direct stays, feedback can remain private, become an approved testimonial, or be omitted entirely.
- Trust-led booking journey
- Clear policies and support
- Private feedback controls
Guests know who they are booking with and why direct is better, while your reputation system stays under your control.
one property. one system.
Fully Custom. Fully Branded. Fully Owned by You.
We begin with how your property attracts guests, sells stays, sets prices, communicates, coordinates the team, and measures profit. That reality becomes the specification for the system.
Your operation becomes the specification.
We do not start with a prebuilt product and ask you to adjust. We map the business first, then shape every interface, rule, connection, and permission around it.
Your brand identity
Your domain, visual language, tone of voice, booking journey, guest portal, emails, offers, and confirmations feel like one hospitality brand - not a software vendor wearing your logo.
Your market reality
Seasonality, booking windows, local demand, packages, minimum stays, pricing rules, guest segments, direct-acquisition strategy, and channel mix shape the system from the start.
Your operating workflow
Roles, approvals, calendars, cleaning, maintenance, guest messaging, exceptions, reporting, and daily handoffs follow how your property actually works.
Your technology to keep
You receive the code, property data, administrator access, system documentation, and handover materials needed to operate, extend, or transfer the system.
Your business bends around fixed software.
The same screens, rules, guest journey, and limitations are reused for every property. Your team works around the product.
The software bends around your business.
Your brand, workflow, market, data, and growth plan determine what gets built. The product works around your team.

Property-Owned Hospitality Software: Common Questions
Direct answers about scope, ownership, integrations, and what the property can expect.
01What does Pine & Path Systems build?
We design and develop property-owned hospitality software for independent stays: direct booking websites, booking engines, guest communication AI, analytics dashboards, promo and campaign tools, staff workflows, and direct guest acquisition systems.
02Which hospitality businesses are the best fit?
The systems are designed for micro resorts, boutique cabin collections, glamping sites, wellness retreats, private villas, nature stays, and small independent hotels that want more control over bookings, data, marketing, and operations.
03Do we have to stop using Airbnb, Booking.com, or our PMS?
No. The practical approach is to keep useful platforms as connected channels while building a property-owned website, guest audience, booking path, data layer, and operating workflow that can continue if a vendor changes its rules or pricing.
04How much does a custom hospitality system cost?
Scope determines the price. The planning calculator uses $4,000 as an illustrative starting point, while full implementation packages shown on the site typically range from $5,000 to $35,000+ USD. A written scope defines the final price and deliverables.
05Are there monthly Pine & Path software subscription fees?
The custom system is sold as a one-time implementation rather than a recurring Pine & Path software subscription. Hosting, domains, payment processing, messaging usage, retained platforms, or optional support can still create separate third-party or agreed service costs.
06What does the property receive at handover?
The handover is defined in the statement of work and can include source code, administrator access, property data and exports, deployment details, operating documentation, and technical notes that another qualified developer can follow.
